In our process we attempt to gather preliminary data through multiple 3rd party data providers as a means to assist in property identification for the research request to our vendors, like you. This is a fairly accurate process over the course of thousands of searches we receive monthly nationwide. But no process is perfect. A few will render bad or misleading data.
For transparency, below this post is the original request we sent you. If there was ambiguity about our request or the data provided, in which this case there was, we feel the appropriate path would have been to seek answers and wait for our response. At least that's what we would do for our clients.
So, while you did reach out the afternoon prior to submitting a report with the sole comment of, "You do know that this a mobile home, with a vehicle title. those records are not public knowledge in wyoming. there is no land associated with this. So I searched the UCC filing to make sure there is no liens, but there are not deeds for a mobile home", you submitted a report the next morning absent either calling us to verify the search request, or waiting for our response.
After delivering the report, you turned to SOT to post this and charged us fully for the quoted work despite the results you decided to provide. When we gave sensible push-back, you threatened to call the land-owner (who wasn't the client ordering the report) and threatened to report us to title insurance (this wasn't even an insured product) . While I understand that many researchers have been screwed over by other clients in the past, as everyone else here knows, we pay our bills, timely. We're fair, and expect the same from our vendors. We're trusted to manage thousands of searches daily because we pay attention to the details, look out for our clients, and get the jobs done... right.
Needless to say, we paid you in full, and we've learned a very specific lesson here. Carry on.

- Environmental Liens
- Environmental Judgments
- Environmental Easements
- DO NOT SEARCH: Encumbrances, Non-Environmental Liens, Mortgages, Judgments, Taxes, etc.
- DO NOT SEARCH: Beyond 60 years for Deed Chain; Beyond 1980 for Environmental records.
- ***If something you find is questionable, we would prefer you add it to the report.***
Note: Include an accurate Effective Date. |
